Station Approach is a highly desirable 5.3 hectare redevelopment opportunity immediately adjacent to Grantham railway station and the East Coast Main Line and occupying a highly visible “gateway” position on the southern edge of the town centre.

Location
The site is located within half a kilometer of the historic market place which has recently received over £1.5 million investment to enhance the local environment. A new pedestrian boulevard will link the station providing a pleasant walk to the town centre. A new public transport inter-change will feature in the plans providing an enhanced experience for passengers arriving by train.
Planning Status
A number of alternative land uses have been identified in a Development Brief adopted by South Kesteven District Council as Supplementary Planning Guidance which was formally adopted in July 2010.
A conditional Planning Consent permission was granted in March 2012 for a mixed use development to include high quality office and business incubation space, residential and retail uses and public realm.
The partners are in the process of bringing forward the first phase of the development with the construction of a four storey Business Innovation centre commencing in 2013.
Ownership
The land is currently in mixed public and private ownership. On behalf of the partners, Lincolnshire County Council is in the process of acquiring approximately 2.2 hectares fronting Wharf Road and anticipates being in a position to make the first development mid 2013.
Availability
The site is comprised of two planned phases: the first phase of c.2.2 hectares comprises the land immediately adjacent Wharf Road which, subject to acquisition, is planned to become available in 2013. The second phase of development is subject to on-going negotiations with land owners and it is anticipated that, in the current market conditions, this land is unlikely to come forward in the short term.
